May 2015 Dividends , Options , Adsense and Interest Monthly Report

My portfolio just keeps on trucking with steady dividend payers mainly due to my monthly payers with REITs doing the heavy lifting.

Another solid month for options as my second highest total so far with $4,680.68. I achieved that by selling Apple weekly puts at close to the asking price. If it looks like I will be called on my option I will just buy it back at sell the following week at equal or greater money. This has been my main option strategy providing me income. I also sell covered calls on the stock I do own and employ the same strategy of buying back the call and reselling at a later date.

My interest paid has gone up as I have to pay a few bills here and there and will go up further next month as I have some big property tax bills due next month.

Adsense has gone up even tho my activity on the blog has slowed to a crawl lately. My overall views are trending down due to my inactivity. When I have more time I will write more posts.

April 2015 Dividends , Options , Adsense and Interest Monthly Report

Big month as far as my highest dividend total and by far my largest options premiums totals. I was able to break over $10k in options premiums. I did it selling puts in Apple, Netflix and Google all into earning with all the companies beating estimates.

Plans going forward is to stay the course.  I had to pull some equity out last month for my new home build but I am trying to figure a way to not sell any of my equities going forward. I don't anticipate and new buys or sells in the next couple of months. I will continue to rake in the dividends and play options in the meantime to generate some extra income while I work on my new home build.

This marks 1 year my blog as been rolling and tracking my progress. Even though my posts have slowed I plan on continuing for the years to come. I would like to thank all the regulars that drop by and the continued support of the community.

February 2015 Dividends , Options , Adsense and Interest Monthly Report


 
Steady dividend payers , Steady Apple options premiums as it it continues its upward movement,  Adsense steady and mildly improved , Interest on my margin is going down as I continue to pay it down. Pretty much business as usual.

Right now I am buying some time. I am working on buying a lot to build a new home. So far I have a lot secured but the trouble is financing. Mortgage brokers are making me jump through a few hoops to get it done. I will be pulling equity out of the rental home I just purchased for the lot. I will then try and pull some equity out of my home for the building costs. It is all a bit of a tight rope walk till I figure out the particulars. Will have a post soon on the details on why I am doing all this but I hate to count my chickens before they are hatched.

January 2015 Dividends , Options , Adsense and Interest Monthly Report


 Another consistent month for dividend paying stocks. A few of my oil stocks have cut their dividends down but it is as expected and did not really make a dent.

Options activity really picked up. I am at my highest Premium month ever with over $3,300. This consisted of playing Apple puts. I sold weekly puts and they all expired worthless as Apple stock rose upwards. Just wished I played it even more lol, but nobody has a crystal ball and I should be happy for the premiums I received.

Interest paid out was a bit higher but it consisted of lat month when I borrowed 100k on margin to make an Apple stock flip for a couple thousand in profit.

Adsense activity is up a but from 2 good days primarily and pageviews are an improvement from last month.

 In Summary-

Lots going on this month. I am closing on a new house in a few days and will have a post about the details soon. Markets been swinging up and down. My Canadian stocks have been tanking as oil continues lower and banks showing weakness. The Canadian dollar is tanking as well from  US dollar value 1.13 last month to 1.19 this month. Overall up over 40k from just my equity portfolio alone.

Other changes have been my property assessments for the year that just came in. My home was worth $1,190,000 last year and this year it went up to $1,253,000. A 63k gain or a 5.3% gain. My commercial property was a different story altogether. In 2014 it was worth $384,000 and now in 2015 its worth $319,000. Wow a 20% drop or 65k. So basically my property values went down 2k this year. I always thought my home was quite undervalued via government assessment but I sure wasn't expecting such a huge drop in my commercial warehouse rental. I had my warehouse listed for sale for quite some time but barely recieved any offers and all were lowballs. I guess demand is quite low. I will just keep it rented out until values rebound and keep an eye on the market.

On brewery side note things are coming together. Equipment is arriving everyday and things are chugging along for a spring launch. Will have some more details and pics soon.

December 2014 Dividend , Options , Adsense and Interest monthly report

 The whirlwind of the holiday season is finally over. Thank god, I hate traveling and visiting people really. I don't like much company. I like things dull and predictable! I especially big dividend and options paying months!

Stocks have been very volatile still with big swings up and down as my portfolio has been buncing around.

My monthly dividend payers have been doing the heavy lifting. One of my Reits Cominar CUF.un had  a double payment this month. Also this is my last Tim Hortons dividend as the stock has been absorbed into burger king. I took the option of a partial share switch over into their new merger holding QSR but mainly I got paid out in cash to pay down my margin.

Options activity was steady but nothing spectacular with just a few apple put options.

Adsense was up since it was its first full month. My total pageviews were down as I have not been very active during this month.

On a personal note. My dad is not in the best shape still and is in line for a quintuple bypass. He is being very stubborn and is not quitting his over drinking of homemade wine and moonshine. Also his rich diet of salty foods, red meat , high fat and sugar diet is not helping. I have tried to get him to change his ways by hiding the alcohol and grocery shopping for him but he is not very compliant. Its like he is basically giving up without trying which is disappointing. If he continues his bad habits a heart attack or stroke could happen any day now.

One good thing coming of this is his finances. He just sold one of his houses and is giving me money to buy another house to have in my name as an inheritance as an income property. I personally dont want another rental property but I cant convince him I rather have money in equities. He wont even let me buy a commercial property which I would rather have. It has to be a house close to me and no older than 15 years old. So I don't have much say how I will receive my inheritance but it is greatly appreciated regardless. I did buy him a new big screen tv for chirstmas as a gift in return to show my gratitude.

So I have been house hunting for the last two months and pretty much seen the entire market in my area. I found a place I could feel comfortable to live in if I decide to sell my current house. I will keep both places as long as my father is alive and respect his wishes. After that I will more than likely sell my current home and move into this new cheaper one to free up equity. This also brings up a conundrum since I am holding so many REITS in my portfolio. Either I unload them to pay off my margin and take a 10% hit on them or keep them and pay off my margin slowly. Haven't decided what to do yet but I think I will wind up doing something in the middle with a partial sell.

November 2014 Dividend , Options , Adsense and Interest monthly report

Things are looking pretty steady lately holding the markets rebound quite well. Have had good gains in Apple stock but countered with my energy stocks doing poorly. Oil still remains at attractive levels and I will be capitalizing on the opportunity.  Option activity is down as Apple stock premiums have slowed since stock has been shooting straight up. I will pick and choose my spots to buy puts.

I have added a new category for my monthly report Adsense. I will be adding how much money my free hosting blog is generating via ad revenue. I dont expect it to ever be that much but its a fun stat.

 Overall minus margin interest included I am up $2,308.41 via dividends, options and adsense for November. Not too shabby but pretty steady especially with my monthly payers.

October 2014 Dividend , Options and Interest monthly report

October has been a roller coaster of the month with my portfolio taking a huge hit and a big recovery at the end of the month. Very high volatility that's for sure. I have been taking advantage of the volatility with big puts and calls on Apple stock and  a little bit of AliBaba. Apple puts have been free money of lately leading into their big earnings report and juicy premiums have subsided for now. So far my strategy has been selling puts on Apple a few dollars below market value weekly. If it drops my puts gets executed and I then write covered calls on the shares I attain.

Next mid months net worth report should be looking good and very green, would be hard to see it back in the red pending another major dip. Dividend payers were out in full force this month to my highest total yet but I have to keep my margin in check as interest payments also rise. Been contemplating a bit of restructuring of the portfolio.

In other news I have been feeling pretty depressed lately. Been quite tired for a month now and just feel a bit burnt out. I don't have a specific reason but it just feels like things are adding up. Fell off my healthy diet a bit and the weight is slowly creeping up, Been dealing with family issues that has put a bit of stress on me, Haven't been exercising as much as I usually do as well and another wild card might be the lack of sunlight as winter looms. I think every year i get in a grumpy mood when winter looms. I have decided to take action with all this to get me out of this funk. Just started taking some Vitamin D too hopefully lift my spirits and gone for a fake tan. My doctor thought it would be a good idea as he said I have some Vitamin D deficiencies after examining my blood work and he thinks it will help my yearly depression. Next I will renew my gym membership and start going back again. Also new strict diet will start next week to get my weight and self confidence going back in the right direction. Time to get off my lazy butt and make some things happen.

September 2014 Dividend , Options and Interest monthly report

September has been a rocky road. I have bet big on Canadian REITS and so far they are down 4.5% or about $6,800 buck OUCHY. I have stepped up my options trading and now will keep track of the premiums I am getting per month. My strategy has been aggressive APPL put and call options. I am not scared to get assigned as I have plenty of room on my margin account to make such plays. Also since I am using margin now I will also track my interest charges along with my dividends.

August 2014 Dividend and Monthly Report Update

August proved some changes in my Portfolio. From sneaking into Apple dividends with 1000 shares to buying over 150k Reits on Margin. but we cant forget the main reason for it all. THE DIVIDENDS! One day I will not have to make any moves at all and just live off my dividend income. Till then I will grind aggressively forward!

- RY Royal Bank increases annual dividend by 5.6% from $2.84 to $3.00
- BNS Bank of Nova Scotia increases annual dividend by 3.1% from $2.56 to $2.64 making it its second dividend increase this year




In Summary

Highest total yet. Since I have started borrowing money at margin I will be paying interest charges that will eat up my dividend totals but as long as my dividends total outweighs my interest total it will all be good. Yes it is risky to borrow money to make money but it is not a significant portion of my net worth and I will be fine if things go sour.






Real Estate News

Not much too report but been pounding the pavement. I have been looking at rental income homes, Potential downsize homes and Lots for sale to build on. There has been a few interesting opportunities but not the right one yet for me to jump on.

Also helped my parents list a home of theirs for sale. Maybe an early inheritance soon coming for me. We will see how things pan out. I am not counting on or expecting anything from them but hey if they want to help me and fund my children's education I would be very grateful.



Market News

Portfolio is rebounding quite nicely from the other months late dip. I hope to report a decent net worth gain mid month if things stay on track.

As detailed before I made a big bet LINK on APPLE for 100k. Things worked out and my option was called for an overall 5k gain after all fees and borrowing costs. The last few days Apple has dropped hard due to the ICloud Scandal. I have to admit I browsed through the pics of Jenifer Laurence ( Thank U Intrawebs!!!) I have since jumped back into another 1000 shares of APPLE at $99.11 average cost which is so far down a $1. I plan on writing options again on it once the price rebounds on it. I am hoping for another 5-10k gain on this bet and will update its progress.

My Big REIT purchase  LINK is down a lil bit 1% overall. I am not worried because Bank of Canada just announced no change to interest rates and also I snuck in a day before the Ex-dividend date on the REITS so it naturally is down a few days after.







Brewery News

Not much too report but just some standard closing documents for share structure. Official possession of new building is next month but we have access to it now. Equipment has been ordered and building improvements have already begun. Hopefully by Christmas we will be pouring our first batch of brew.






Other News- In perspective of it all

School is in session. Oh not for me but my daughter. She is starting junior kindergarten. We have been looking into schools in the area and we have found a non religious private school close by. Yes it is very pricey but I want better for my children's education. I know for me growing up the school system failed me many times. I just skated by as a young punk in over crowded classrooms with teachers not giving a crap about you. For me school was not a safe place and the last few years of high school I carried a knife with me to school for my own protection and a couple occasions I had to use it. School was an extremely stressful time for me and I dont want my kids to have the same experience.

This was a one of reasons why I moved out from the big city. I am very grateful and lucky for what I have. That said I have been debating back and forth about private school for a few years. Yes it is an enormous cost. I have estimated it will cost me $450,000 just to put both my children through to grade 12 and that's not including post secondary. Insane huh. How can one justify this cost.

To me its all about sacrifice. I am willing to sacrifice A fancy home to live in more modest dwellings. I am willing to skip out on personal indulgences (New cars, Vacations, Man toys) for my kids education. This is why I have been looking at downsizing my current home primarily to tell you the truth. Its an investment in their future. As a parent I have learned to stop being so god damn selfish. I used to be Scrooge McDuck grasping my money tight. I was wealthy but miserable. My only purpose was to make money. Now I realize life isn't just about money but living a fulfilled life with purpose. My purpose is to be happy and take care of my family. Dont get me wrong as money places a close second behind my family.

So as my daughter just finished her first day at school I was very impressed with the school and happy about my decision. The amount of time teachers spend with students, the amount of staff on hand, the smaller classroom size,the increased amenities at the school, the extra curricular activities they offer. Its everything I never had at a school. Perhaps my daughter will be CEO of a a fortune 500 company or a hedge fund manager one day. You never know!  Even if my daughter wants to pursue a sports, arts career I am fine with it. Hell even if she wants to be a mechanic or a plumber as long as she has the opportunity to do whatever she wants to is all I can ask for.

This does not deter my end goal in life. My end goal is still to grind forward every year with an increasing net worth. I don't want to die penniless but hand down a legacy my kids can continue with as well grinding forward into the billions and trillions one day. I want them to become asset grinders always reaching for that next rung and challenging themselves in life.

I am happy I reached over $1,000 in dividend income as my portfolio is close to full efficiency as I only missed a couple ex-dividend dates . Also quite happy I have had 5 dividend increases this month and I am eager for more!

Real Estate News

So I have been quite busy with looking at various real estate deals. First off I am thinking of building a new home. I would more than likely take out a mortgage or home equity line of credit on my current home to do so and then once house is complete I would fix up my home a lil bit and sell it. If I can get this all done within 1.5 years I estimate I will add about 150-200k to my net worth and more importantly adding to my cash generating investments. However it is a huge task and the stars have to align a little bit to do so. So far looking for lots have been very scarce as the area I am looking in is very hot for tear down homes driving up crappy home value.

Also have been looking at rental income properties. My buddy has one for sale which I am going to get inspected and appraised. I am also looking at various triplex and 4plex properties around my city looking for something with good revenue and something I can manage on my own.

I can probably only make one big move so whatever the best deal comes up I will decide then.


Options 

Last month I closed out 1 Apple call and looks like my August $103 call will expire worthless. I think I am going to take a break for options right now as I am wanting to see how far Apple can really run with their new products coming.


Other News

Boy did the market take a beating last day of July. My portfolio plunged 1.5% in one day. Ouchy!
Oh well. That how she goes!

I haven't been as active as I like blogging  as I have been out and about quite a bit scouring new opportunities.

I have been trying to figure out my parents finances which are in a state of concern. They have many assets but no will or trust set up. I have been trying to convince them to get at least a will done asap but its very tough to get them to agree on anything. Its been very frustrating to me and its quite concerning. On top of huge family drama issues with extended family overall it has been a very stressful month. I just gotta keep my head down, stay focused , do one task at a time and grind away.

On a funny note for fun I met with the banks mortgage specialist ( I usually use a independent mortgage brokers). So I wanted to see what kind of rates they could get me for various loan options, equity line of credit, traditional mortgage and builders mortgage. Man what a joke! The guys was offering me no break over posted rates and then he finally said he couldn't give me a loan anyway because I had no 9-5 job lol. WOW! In my many years I have taken loans out in the past easily with no so called salary job. Investors with great capital, great credit scores with no salary income in Canada can skip going to the bank! When I am ready to make the plunge for a loan I will go to some private mortgage guys that get the deals done and at lower rates than the bank.

June Dividend Notes -  

- Total SA ADR is a France based company and they take 30% in withholding taxes ouch!

- Overall slightly disappointing, Was expecting to hit over $1,000 with my holdings. Missed a few ex dividend dates from my initial purchases in May were to be paid out in July.

- Next month in July my portfolio should be at full dividend paying efficiency and should be generating close to the $1,100 of my monthly average forward dividend projections including withholding tax.

- The totals are actual payouts I have received so they include withholding tax and are currency neutral

Future Buys and Portfolio Readjustment 

Going forward I hope to make a new purchase every 1-2 months. I do however wish to do a little bit of portfolio rebalancing. Nothing major but some mild tweaking to increase my income via dividend payouts and also starting to write options.


Options 

I have begun to write options on my Apple holdings. Overall I am bullish on Apple in the long term. I have a large 700 share holding roughly equating to $65,000. Or roughly 16% of my overall holdings. Which is overly substantial.

 So I have come up with a plan with my holdings to write covered call options against it. I am writing monthly out of the money options at above 5-10% of the share price. This strategy will hedge my earnings if APPL were to gain over 10% in one month so I will miss out on gains beyond that.
 
The benefits of this strategy is that it would give me a positive exit point in reducing my position, it would give me extra income for writing the calls, it will hedge against losses with the premiums I receive. Overall its an insurance policy for movement in the stock and a way to generate some more income.

Once I finally do get called with the stock, I may look to re-enter my holdings at a smaller position of apple and continue the option writing process for income in the future.

Brewery

As some know I am investing in a brewery start up. I have officially invested $85,000 into it. The brewery was in the funding stage and just last week they have reached their goal of raising over 1.1 million.  Several banks are competing for the rest of capital needed and their borrowing rates are surprisingly quite low in the sub 4%. This shows even the banks have quite a bit of faith in the team and project which is assuring for investor such as myself. So the gears are in motion of purchasing the land and building, upgrading the building and ordering the necessary equipment. This process will take a few months but it is quite exciting. The brewery already has a good local buzz around it and will no doubt have some good community support to start.

Not much going on, Just starting to get a schedule going on of at least 4-5 posts a month. I have joined the Yakezie challenge where finance bloggers try and improve their Alexa score and get more involved with their finance network.

May 2014 Dividend and Monthly Report Update



May has been a busy month for me behind the computer with adding many new positions. After my buying frenzy past couple months I am almost fully invested into the market now with maybe like 7-10k left to invest in June. My strategy going forward will be slight adjustments to my portfolio and then re-investing all my dividends every month into new or more than likely current positions.

I am pleased by the progress of my blog as its still a work in progress. Only Started this May 9 so it has largely surpassed my expectations so far and its been a lot of fun. I would like to thank everyone that has dropped by and have given me support. If this page gets popular enough I may switch over from blogger to my own domain at some point but I will probably have to hire someone to make it all fancy and monetize it for me at that point. Till then no rush. Please bare with my spelling and grammatical errors as I did not do well in English at grade school!

May Dividend Notes - Most of my holdings was purchased this month and last so my dividend portfolio is not in full swing yet as I missed a few ex-div dates. A few of my monthly payers have showed up already and a big payout by APPL. No increases or decreases in dividends to report this month but I have a couple next month I believe. My dividend page has been updated to reflect this.



New Purchases and Portfolio Update- Couple days ago I purchased BCE Bce Inc. and GSK GlaxoKlineSmith. Both stocks I already owned but wanted to increase my holdings. Good yields on both but high payouts especially with BCE. I have a lil bit of a user bias with BCE since I use them for my cell phone and very pleased with them overall. My holdings page has been updated to reflect the new purchases. My next purchases should be geared toward more international stocks as I am lacking in that category for my diversification goals. Apple has had a huge run up this past month as it marches toward the 7-1 stock split on June 1. Current price is $633 or $90.42 after the split. I expect to see it hit $100 within next couple months once the new iphone is revealed. The Beats aquisition was a puzzling one but APPL had a hidden agenda to aquire their paid music streaming service and music power broker Jimmy Ivine to broker future music deals with record labels. I am rethinking my position in APPL as I may hold a little longer than expected to say where there future is going, hopefully with larger dividends and growth!

Net Worth Mini Update- As of right now I am a little bit down since last report of $2,102,732. A property tax bill came up for my Rental Property of $5600 so I had to pay that off as well as a few other bills. Also lost $2000+ on currency exchange from Canadian to American! Damn bastard banks. Since those transactions I read up on ways to negate such transaction costs by buying specific funds on the Canadian market and then transferring them into my US account and then selling them as soon as they transfer. The whole process takes a bout a week and the cost would be just $20 for the two trades and then the currency flucuation good or bad till it settles. Yes its a bit of work but might be well worth it on transactions over 50k. But this time I took the bath of the currency exchange which was like 2%+. Should coulda woulda is what I say to that!
