July 2014 Dividend and Monthly Report Update




  Another month has passed by and things are on track chugging along. I did some tweaking of my portfolio to get my allocation more inline with where I wanted to be at. Made a couple buys and sells which I will detail in the future.

July Notes -

- COP Conocophillips increases annual dividend by 5.8% from $2.76 to $2.92
- KMI Kinder Morgan increases annual dividend 3.3% from $1.68 to $1.72
- DD DuPont increases annual dividend 4.4% from  $1.80 to $1.88
- BMO Bank of Montreal increases annual dividend 2.6% from $3.04 to $3.12
- CM CIBC increases annual dividend 2.0% from $3.92 to $4.00
 
In Summary

I am happy I reached over $1,000 in dividend income as my portfolio is close to full efficiency as I only missed a couple ex-dividend dates . Also quite happy I have had 5 dividend increases this month and I am eager for more!

Real Estate News

So I have been quite busy with looking at various real estate deals. First off I am thinking of building a new home. I would more than likely take out a mortgage or home equity line of credit on my current home to do so and then once house is complete I would fix up my home a lil bit and sell it. If I can get this all done within 1.5 years I estimate I will add about 150-200k to my net worth and more importantly adding to my cash generating investments. However it is a huge task and the stars have to align a little bit to do so. So far looking for lots have been very scarce as the area I am looking in is very hot for tear down homes driving up crappy home value.

Also have been looking at rental income properties. My buddy has one for sale which I am going to get inspected and appraised. I am also looking at various triplex and 4plex properties around my city looking for something with good revenue and something I can manage on my own.

I can probably only make one big move so whatever the best deal comes up I will decide then.


Options 

Last month I closed out 1 Apple call and looks like my August $103 call will expire worthless. I think I am going to take a break for options right now as I am wanting to see how far Apple can really run with their new products coming.


Other News

Boy did the market take a beating last day of July. My portfolio plunged 1.5% in one day. Ouchy!
Oh well. That how she goes!

I haven't been as active as I like blogging  as I have been out and about quite a bit scouring new opportunities.

I have been trying to figure out my parents finances which are in a state of concern. They have many assets but no will or trust set up. I have been trying to convince them to get at least a will done asap but its very tough to get them to agree on anything. Its been very frustrating to me and its quite concerning. On top of huge family drama issues with extended family overall it has been a very stressful month. I just gotta keep my head down, stay focused , do one task at a time and grind away.

On a funny note for fun I met with the banks mortgage specialist ( I usually use a independent mortgage brokers). So I wanted to see what kind of rates they could get me for various loan options, equity line of credit, traditional mortgage and builders mortgage. Man what a joke! The guys was offering me no break over posted rates and then he finally said he couldn't give me a loan anyway because I had no 9-5 job lol. WOW! In my many years I have taken loans out in the past easily with no so called salary job. Investors with great capital, great credit scores with no salary income in Canada can skip going to the bank! When I am ready to make the plunge for a loan I will go to some private mortgage guys that get the deals done and at lower rates than the bank.

    Damn! That is some serious dividend income. Great distribution among a lot of companies. Keep your eyes open for some good buying opportunities. This market is becoming interesting.

  4. It's probably a good thing the AAPL call was exercised because it forced you to diversify :) But I'm looking forward to the iPhone 6 release which will probably be in Sept. Long Apple all the way :D I made about $500 in dividends for July. I haven't been focusing on growing dividends lately because I'm building up my interest income. My portfolio dropped about 1.5% as well, or roughly $3,000 lol. At least the stock market is 1.5% cheaper now :) Time to review my shopping list.

    1. The day after also hurting me. When will the bleeding stop. No worries tho, Its the market and it happens. AS far as Apple goes I cant wait till I get ahold of a larger screen on a 6. Almost got an android a couple times just for the screen but finally a large screen ios makes my dreams come true. Now only if they can enlarge the battery by 300%.

  5. Wow that's a huge amount of dividend that you received this month. So awesome! I really hope I can reach that level of monthly dividend in the next couple years. Need to get to work. :)

    Seems that you're quite heavy in AAPL so it's probably a good thing that your option call was exercised.

    My portfolio dropped a bit on July 31st as well. I'm actually hoping the market would have a small correction so I can get some companies for cheaper.

    1. Ya a forced exercise made me diversify a bit lol. That why I am not too mad at it. My younger self would put my whole portfolio into Apple and gamble on the swings. Even as a mature adult that now knows better I still fight the urge not to bet it all! This blog someone grounds me and keeps me inline from going to wild.

  7. One of my favorite dividend income updates from my favorite grinder! It's portfolios like yours that keep me going and excite me about the future. I'm happy to be a fellow shareholder with you in many of the above companies. Those Canadian bank stocks are in my head and I am looking to get a piece of them.     1. I really like Canadian banks due to their strict regulation and limited competition. They are money making machines.I am still not happy with my portfolio as I want more income. Its never enough I guess. Would love to see 10k a month in dividends before I die one day!

  9. I'm not sure how I found this site but I'm glad I did. I just started studying how to trade stocks and getting info about the business. I always looked at dividends as a way for companies to keep shareholders invested with little upside to the shareholder. It's becoming clear that, while I'm a newbie, I have to keep my mind open to challenge my assumptions because $1200 is pretty damned good!

    1. Yes I use to look at dividends same way way as you did. However after much research I became more open minded and realized dividends were a great way to build passive income like having an investment property paying you rent. Profitable companies are pretty much paying me rent right now! Thanks for droppin by!

    I really like your article here, especially the part about the bank giving you no offer on a competitive rate. This is absurd and your probably better off taking your business elsewhere. I was unaware that you need a 9-5 job to be considered for a loan. Your investments speak for themselves and I think that guy had no idea how to do his job. Secondly that is a great list of dividends. $1239 in dividends would pretty much cover 95% of my expenses! I continue to gain inspiration through your blog. Keep up the good work!

    1. Yeah the banks in Canada got very strict about lending rules once the us banks crashed. Kind of annoying but what can u do. I have contacts in Vancouver which is just a couple hours away from me if I want to get a loan but for fun I seen my local branch manager and see what he could of done here. LOL I kind of flipped out at him in the bank and it ended with me pointing the finger at him and telling him I am dissapointed in the way he runs the branch. I have a bad habit of calling people out at times. Silly of me. When it comes to finances I am kind of a pitbull that doesnt take any crap. Better than a softy but I dont make many friends this way either. Just last month I flipped out at a salesclerk that worked on commission that he wouldn't give me a discount on a jacket i was gonna buy. Told him I would just buy it online cheaper and walked out.

  12. Over $1200 in dividends for July is incredible! July is a low paying month for me so I should be around $400. It will be a long time before I can produce numbers like that for the month. Good luck in looking for a lot and building a new house. I think it will be worth it in the end.
