Taking a breather right now

My blog is going to be taking a breather right now as I have too much going on. I plan on coming back at some point when I am back on track and things slow down.

Right now I am

1. Fixing up my home to get ready to list it for sale.

2. Working on new home I am building. Tough job making a billion decisions to basically design it myself. I think I may get the help of an interior designer for some of the finer details (colors,wallpaper,fixtures)

3. Dealing with my nephew and kids. Schools out and got to keep them busy especially when I have tradesmen coming through our home.

4. Brewery is up and running. Grand opening went well and so far so good. I am barely ever there but I visit every other week. Hopefully we get our first dividends by years end.

5. New business. After crunching housing numbers in my area my cousin and I have decided to go into business on home developments. We are looking at building 3 homes for quick resale. We are looking at about a 25% gain at the end of the day give or take. We hope to have this built within 7-8 months and sold within a year. For a total profit of 300-350k each.

This has been taking up the majority of my time as I am doing all the work and my cousin is mostly just putting up the money for it. We work well together and we are both quite level headed. I have to raise some money for all of this as I need north of 1 million on my end. looks like I will be liquidating some property and stocks in order for this to happen, also probably will be borrowing a little bit.

6. Switching over accountants to get someone in town that can handle, my personal,wifes, corporate and new business accounts. God damn I hate taxes and file preperation

7. Dealing with a lawyer for all the property purchases, new company formation, restructuring my personal corp, mortgage signing.




Overall Its gonna be a busy summer for me. i do want to get more full on with equities at some point and build an entirely passive income but right now I am still focused on net worth growth. there is a certified financial planner part time night course starting in September I am interested in taking but I may to busy to do so. I am also quite interested in possibly getting my realtors license so I can buy and sell my own homes to cut out commissions lost. Oh well you never stop learning.


Funny thing about being someone with a good net worth is that everybody thinks I am broke. I don't spend much, I drive a cheap Honda , I don't have very nice clothes, no jewelry, I haven't had a vacation in years. My realtor on the other hand is the opposite, 10k watch, 50k Mercedes, quite a few fancy suits with 500$ shoes, live in nanny, heavily leveraged house, splurges on everything. Yet this guy is living paycheck to paycheck and has a negative net worth living off credit. It boggles my mind how people can live like this. People like this I want to shake the shit out of and get them on the right track but I cant change everyone I realize.

For me I will keep grinding until i die. I love money and growing it. I rather grow it than spend it. I will splurge a percentage here and there only after the money is in the bank from a deal here and there.

May 2015 Dividends , Options , Adsense and Interest Monthly Report

My portfolio just keeps on trucking with steady dividend payers mainly due to my monthly payers with REITs doing the heavy lifting.

Another solid month for options as my second highest total so far with $4,680.68. I achieved that by selling Apple weekly puts at close to the asking price. If it looks like I will be called on my option I will just buy it back at sell the following week at equal or greater money. This has been my main option strategy providing me income. I also sell covered calls on the stock I do own and employ the same strategy of buying back the call and reselling at a later date.

My interest paid has gone up as I have to pay a few bills here and there and will go up further next month as I have some big property tax bills due next month.

Adsense has gone up even tho my activity on the blog has slowed to a crawl lately. My overall views are trending down due to my inactivity. When I have more time I will write more posts.

In Summary-


  Cracked 3 million which is nice but not too much movement overall. A gain of $12,513 overall due mainly to gains in my stock portfolio and option writing premiums.

I have been very busy with my real estate holdings. I had to switch architects for the home I am building due to them being quite backed up. I am already one month behind where I want to be and got to get things going there.

The brewery has had a soft opening and will do a grand opening next month as they work out small details there. Quite excited to see them actually producing beer, still not bottling yet but should be soon enough.

I have also started a large new project. My cousin is a builder/developer for homes and he is looking to develop in my area. I helped him secure 2 properties where he will be developing houses on each. He gave me the option of going in on the deals where we would build and flip new homes in hot markets. From extensive research and number crunching I calculate potential returns of 20-30% on investment for a time period of minimum 9 to hopefully max 14 months. Minimum investment is 200k. I am thinking of coming in for around 500k total. He is quite experienced and he has been doing well for years. Yes it is risky if real estate markets tank but the projects look like no brainers for me and him. I have not put any money into it yet as I have a couple of months decide as that's when the properties close. If I am going to get in I am going to need some money from somewhere obviously. I think I will sell my warehouse or find a mortgage on my 667k rental home.

Next month I have to pay for property taxes on all my properties which is gonna be a good chunk of change so I anticipate a dip next month

Sorry haven't been too active with the blog lately but things are getting crazy for me. Its been constant property hunting, dealing with my Nephew who is living with us, getting my home fixed up to have it in listing shape and all kinds of other things.

April 2015 Dividends , Options , Adsense and Interest Monthly Report

Big month as far as my highest dividend total and by far my largest options premiums totals. I was able to break over $10k in options premiums. I did it selling puts in Apple, Netflix and Google all into earning with all the companies beating estimates.

Plans going forward is to stay the course.  I had to pull some equity out last month for my new home build but I am trying to figure a way to not sell any of my equities going forward. I don't anticipate and new buys or sells in the next couple of months. I will continue to rake in the dividends and play options in the meantime to generate some extra income while I work on my new home build.

This marks 1 year my blog as been rolling and tracking my progress. Even though my posts have slowed I plan on continuing for the years to come. I would like to thank all the regulars that drop by and the continued support of the community.

In Summary-



  Lots going on this month. First and foremost I have purchased a new home. It is an old 1930,s home that's 2 bedroom and one bath. Its in rough shape and prime for a tear down for a new home build in which I am in the process of doing. This month has been monster with a $104,860 gain. $88,700 has been from this new home purchase as I bought it far under value. the rest of the $16,160 has been from portfolio increases, stock dividends , options premiums and rental income. So close to breaking 3 million which I did not realize it. Maybe next month.

I was house hunting for quite a while and this place kind of fell on my lap. My friend secured the lot last year and was going to build but certain issues came up for him and he couldn't close on the place and he offered it to me as he owes me a few favors as I have lent him money in the past interest free. We did a handshake deal at that was that. Closing costs (taxes, lawyer) were a smidge under 10k so basically I am all in for 560k. At 560k the place is a steal as assessed value is 648k and probably real current market value at about 620-635k. I could flip the place right now and clear 40-50k after selling costs. That of course would be subject to capital gains.

Now I am in a conundrum. I am holding too much real estate 2.38 million worth to be exact. I actually hate real estate. I hate dealing with the hassle. To tell you the truth I rather just hold REITS (Real Estate Investment Trusts) instead. So the plan now is to fix up my home a little bit and put it on the market in next couple months. Also I will be putting up my 2300 sqft warehouse for sale in the next few weeks but I am worried the market is very slow for it as I had it listed two separate times with no bites. My final residential 3200 sft rental property I plan on getting rid of too but not until next year.
 

Reason for selling everything but my primary is that I like to be liquid. I rather have a monster income equity portfolio worth 1.7 million filled with Reits, MLP,s , preferred shares and high yielding stocks yielding an average of 6% that will rake in $102k or $8500/month before taxes that is far more tax efficient than investment hard real estate income and much more worry free. Also it will be a much safe diversified choice.

I should also walk away with a pretty penny after my home sells. I expect to walk away with $1,325,000-1,375,000 once it sells as I have been studying the market for quite some time. The new home cost me $560,000 plus building costs which I have estimated to be around $540,000-$590,000 at the most which puts total cost at about $1,100,000-$1,150,000. So I should be walking away with about $175,000-$275,000. Also the new home value once completed will be worth based on new home comparables in the area of around $1,475,000-$1,575,000. A potential 350k profit is something I don't mind moving my family around for lol.

If all goes to plan I will live in this new home for a couple years and sell it to cash in and start the process over again. I used fairly conservative numbers as I know nothing in real estate usually goes according to the plan. I did not take in account carrying costs of any kind or dips in the market. Very possible I could be carrying close to a million dollars in loans before my current home sells which would equate to 30k a year which will eat into profits. Yes huge profits (20-30%returns) are to be made developing homes for sale but they also carry many risks.

To finance the new build of 540-590k I have to come up with some money. I have a few options right now.

1. Sell all my stock.  I really don't want to do as I am getting good money from the dividends and options premiums. I will be using some of my margin equity out of my stocks but I have to be careful especially if I am playing options.

2. Sell some property. I am going to list my home and warehouse soon so hopefully I can time it right. Downfall is that I might have to rent a new place for a few months which I hate the idea of especially for the kids sake.

3. Private Loans. I have a few people that offered money at certain interest rates 4-6%. Right now its a good option but I dont know if I can get more than 300k from them.

4. Get more conventional loans. This is my last resort right now. The amount of hoops I had to jump through to get my current 500k loan was such a headache that I never want to go through it again. Plus their rates are only slightly better than private loans. Also you have to worry about closing costs on mortgages that boost their total costs even more.

I will probably wind up doing a combination of most of these options going forward. Right now I got 200k lined up in a private loan for the start of construction.

In other news

The brewery hit a few snags with the equipment not working properly and is in the process of getting fixed. It has pushed opening date back a month to May. I haven't been to involved lately with it but I will more so going forward.

In family news my nephew that is staying with us is doing alright. He struggles with homework, school, puberty but we are doing are best. Its a challenge and has increased stress at home accordingly. His mom seems to be getting some help with her drug addiction and seems to be going in the right direction but you never know with these things. Still no definite on how long we will care for him. Until then we treat him like one of our own.

March 2015 Dividends , Options , Adsense and Interest Monthly Report

Another steady month. I am getting my accounts ready for my new home purchase and financing the build. Was tough for me to get a mortgage on my current home but I managed to get it done. Money will be shifting around and I might be forced to sell my stocks to cover the build for a few months but I am working on options that hopefully will not come to that.

I am happy with the steady options premiums  I have been raking in and I hope to keep it going playing APPLE by selling puts. Interest paid has gone down by just paying down my margin. Adsense is down due to my lack of posts and activity which I attribute to my nephew staying with us and my new house project which have been swallowing up my time.

In Summary-


Not much happening this month. Slight loss of $3,307 as markets are bouncing around a bit affecting my stock portfolio . My cash on hand and debt are going in the right direction which I don't mind. The Canadian dollar continues to get weaker and Oil stocks which I am heavy in is still bouncing around all time lows. But what the heck is with the prices at the pump. I am paying prices that are equivalent to $100 oil barrel prices right now, least you can do is drop the price at the pump or my stock price you greedy bastards! Oh well it will catch up soon enough!

I am getting set to purchase a new lot for building my new home so I am playing it safe in the markets right now. I am focusing on paying down debt to get ready for all this. Financing has been a little bit tricky and I am just trying to play the close date on the purchase so I don't have to carry debt until I need to. Right now I got the new lot surveyed already and working on house plans with an architect. So I have officially committed to this next move into building a new house and selling my old one. With all said and done I will be in a much better financial position this time next year.

For this build to happen I need some things to fall into place. I need to sell my home and secure financing. Worst case scenario is that  I will sell my equities until my home sells and then repurchase them. Not my ideal choice or the most tax efficient but crunching the numbers it is better than getting a private loan at 6% interest.

In other news my brewery investment is coming to fruition and should be open for business next month! Hip Hip Hooray!

In family news my nephew that has come live with us is doing alright. He still does not talk to me much. It has been a challenge for him to open up. He is enrolled in air cadets and enjoying it. I make sure he is on top of his schooling with homework. Hopefully in time he will communicate more as its a tough situation.
